PROJECT ROYAL BAYVIEW 1.0

SOFT CONTEMPORARY  /  WARM MINIMALIST  /  TAILORED LIVING

This luxury condominium design balances soft contemporary forms with natural materials and a restrained palette of warm neutrals. Custom millwork and concealed doors integrate seamlessly into the architecture, creating a clean and uninterrupted visual language throughout the home. Curved tray ceilings were introduced to add softness and architectural interest, while Venetian plaster walls and ceilings bring depth, texture, and continuity to the space. Layered lighting, custom furnishings, and curated artwork reinforce the home’s cohesive design language.

A primary focus of the project was creating balance between openness, comfort, and functionality. The main living and dining area featured expansive golf course views and generous ceiling heights, yet thoughtful planning was required to maximize seating, circulation, and everyday usability. This informed the design of a fully custom curved sectional and matching rug, both developed specifically for the proportions and geometry of the space.

Art played an important role in the project narrative. A commissioned series inspired by the mountain landscapes of Fushan and Yangmingshan, Taiwan was carefully selected to honour the client’s personal history and connection to her hometown, bringing a sense of place, memory, and individuality to the home.

This highly personalized residence feels calm, welcoming, and connected to its owner, balancing beauty, comfort and functionality while supporting modern everyday living.
